Broker Referrals:

The initial submission process is simple. We will need to know the following information which can be emailed to  1stsecuritymortgage@gmail.com :

Transaction

Purchase or Cash Out Refinance.

Occupancy

Owner Occupied, Non-Owner Investment, Short Term Flip.

Value

Purchase Price on a purchase or Owner Value on a Cash Out Refi.

Property Address

If property is not identified yet then general area works as well.

Loan Amount

The desired loan amount or range desired by the client.

Down Payment

We require 30% down on purchase transactions.

Term of Loan

Our terms range from 6 months to 7 years.

Mortgage Loan Originators MLOs that have clients in need of Hard Money can refer them to First Security Mortgage and earn additional income. However, when referring deals that involve 1-4 Residential properties, the referring MLO must have both an NMLS and a BRE license (Sales or Broker). All referral checks will be issued to the Licensed Broker of Record as we cannot pay a referral fee directly to an MLO that only holds a BRE Sales License.

Upon receipt of your inquiry a detailed Loan Proposal(s) will be emailed to you so you can review it with your client. Our office welcomes the opportunity to Match or Beat a competitor’s quote. 4.5% is the maximum points that we charge on a Owner Occupied Property and we will pay the referral 1/3 to 1/2 of the points depending on the particular transaction.Once your client accepts our loan proposal, you as the MLO will have to play an active role in the entire loan process so we are in compliance with RESPA. Sorry, we cannot pay a Referral Fee for simply being provided a name and number of your client.

Loan Servicing:

Unlike other mortgage brokers, First Security Mortgage services the loans we originate. All monthly payments are processed at our office here in San Diego.  From issuing out payment coupons, providing year end tax reporting, generating late notices, maintaining fire insurance and property taxes status, both borrower and lender can rely on First Security Mortgage to provide unmatched service. We believe great service starts with accountability to the borrower and lender. BORROWERS can be assured to have all questions and concerns answered in an immediate and courteous manner. In today’s day and age, borrowers find it frustrating to have their loan sold to out of state servicing companies. Once we close our loan, our loans are never sold to out of state lenders. ALL PAYMENTS ARE PROCESSED by FIRST SECURITY MORTGAGE for the life of the loan!

Once our loans fund and close, lenders can sit back and rely on First Security Mortgage to handle all the day to day aspects of servicing the loan. Each month lender statements are mailed which detail your investments and provide a history of payments issued during the month on your account. All requests for VOMs or DEMANDS are processed by First Security Mortgage. Here at First Security Mortgage we take great pride in the service we provide to the borrower.
